Getting top dollar for your home requires intelligent pricing with respect to the market. Sellers beware of realtors who woo you with impossible scenarios, the market will turn a cold shoulder to an overpriced house. Overpricing will cause you to lose much of the excitement that occurs when first putting your home on the market. After that, it is more difficult to recover the markets' interest. By the same token, underpricing not only does not guarantee a quick sale, it does little to serve your interests. Just like Goldilocks on her quest for precision, there is a 'just right' price. 'Just right' will stimulate interest and get buyers engaged in the bidding process.
